ACCOUNTING SERVICES
• We handle all of your bookkeeping. Our state of the art accounting software keeps complete, accurate records of all income and expenses that affect your property.
• Our detailed monthly and year end statements simplify the task of tax preparation for you and your accountant.
• Copies of all work orders and receipts are mailed with your statement and originals are held in our files.
• For your convenience you can enroll in our Direct Deposit Program where your funds are deposited directly into your Bank.
THOROUGH DOCUMENTATION
• Our Property Agreement defines our working relationship with property owners. It details the or asked to take immediate corrective action.
• JMaxx Properties prepares an Owners Statement every month. This statement summarizes accounting transactions.
MAINTENANCE
• We have qualified technicians. Prompt attention to maintenance repairs keeps the tenants happy and prevents minor repairs from turning into expensive repairs later.
• We also closely control and supervise our maintenance work. We know what repairs should cost and how long they should take to complete.
• We protect the value of your investment by helping to maintain your property at current neighborhood standards.
PROPERTY INSPECTIONS
• Protecting your property is our priority. Once your property is received, we complete a full property condition report. At the time of tenant move-in or move-out, a property inspection form is completed with the tenant.
RENTAL MARKET
• Your property is presented throughout the rental marketplace via the internet, Multiple Listing Service, and local publications.
• As members of the local board of Realtors® and Multiple Listing Service, we share our vacancy listings with over 12,000 other members.
• JMaxx Properties is always aware of current market conditions and therefore we make every effort to rent your property at its highest value.
RENT COLLECTION
• Rent is due on the first of each month. Rent is considered late on the fifth day. Every effort is made to collect rent, late notices are sent at the appropriate intervals and removal proceedings are initiated if the tenant does not make immediate payment arrangements.
TENANT SCREENING
• Attracting good qualified tenants is the name of the game! It is our goal to create a good tenant/landlord relationship, we have implemented a comprehensive tenant screening process to help to ensure this.
• All credit history profiles are performed by an independent professional agency and includes: Credit History, Current Employment Verification, Current and past residence verification, Fraud search, Derogatory remark search, Bank rating and Felony Criminal search.
